Coin Collecting and Investing Tactics for Future Profits

While coin collecting is a fun and enjoyable hobby for most of us, there is no reason it can't be a profitable endeavor also with a well thought out plan. If you are just starting your collection or advancing to the serious money stage lets consider these facts before taking the plunge.

The key dates and semi-keys of any series have out preformed the common dates in all grades in the past and there is no fundamental reason for that to change in the future. The market for these scarce low mintage coins is driven by supply and demand and new collectors coming into the market should keep the demand strong and healthy. On the other side of the coin, no pun intended. If you are going to spend money buying coins for your collection, why not buy key and semi-keys with more potential value appreciation in the future? The investment theory here is that the coins will have to be held for a period of time, maybe years before a profit can be realized.

Should one buy slabbed or raw coins? Keep in mind there are fake coins on the market, especially expensive key date coins. Set a limit that you are willing to pay for a raw coin and dont go over it. When buying coins graded by one of the major grading services, ANACS, ICG, NGC and PCGS you can pretty much be assured the coin is genuine and the assigned grade is close to correct. Dont buy coins graded by inferior or less known grading services. Note: I have seen slabbed coins that have changed in color and toning from when they were originally graded due to improper storage over time.

Buy from a well established dealer so that you can return the coin in the event that you are not happy with your purchase. Expect to pay close to the current book value for problem free key-dates and semi-keys. If the asking price sounds too good to be true it probably is. There are no bargain basement prices to be found, simply because the demand is so strong for these coins. In most cases the dealer had to pay top price himself and is unwilling or unable to discount the coin.

Major coin shows are a good place to find a wide variety of the coins that you are looking for under one roof with knowledgeable dealers from all over the country. Internet auctions are risky at best, especially when buying raw coins. Be very cautious because a lot of the sellers dont know how to grade coins, much less know if the coin is a fake. They state in their write up description of the coin something to the effect, We are not coin graders you grade using the pictures or the scans we have provided. The sad part is the Companies running these auctions make big bucks from the listing fees, final value fees etc., yet they take no responsibility for what is being sold to the buyer and they dont do anything to stop the sellers from selling coins under these circumstances. Avoid this type of auction completely.

Learn to grade the coins that you are interested in before you buy the coins! The ANA (American Numismatic Association) publishes a good book on coin grading called ANA Grading Standards. Buy the book. Many books and articles have been written by experts on coin grading and are available for specific coin series. Remember coin grading is not an exact science it is a subjective matter that is why it is important that you become a knowledgeable grader yourself.

Any type of investing carries risk and the rare coin market is no different than other markets in that respect. The coin market can be and is very volatile at times. You could loose your money or not make any money at all. You should never invest more money than you can afford to loose. No one can look into a magic crystal ball and predict the future. If that was true we would all be multi-millionaires!

Property Management - Yes Or No?

You just bought a small apartment building. Do you hire a good property management company or do you try to manage your rental property yourself? The best answer to that depends on what your goals are and what your skills are.

Your Goals

Do you want to be a landlord or an investor? Of course, the choice isn't that black and white, and you can be both to some extent. However, before you start spending all your time dealing with rent-collecting and fixing broken toilets, consider how that will affect your ability to go out and find more good investment properties. Certainly much of the time spent at your apartment building could be spent on finding more buildings - if you had a manager.

It's worth noting that wealthy investors often spend more time finding the deals than doing the day-to-day things necessary to operate their rental properties. They hire good property management companies, and not just because it frees up their time for more valuable things. It also has to do with the question of skills.

Property Management Skills

It may be tempting to do everything yourself. In fact, this may not be a bad way to start out investing in rental real estate. There is no question that if you do it right, you can reduce your expenses and so generate more cash flow by not hiring a property manager.

In fact, you may need to do the managing yourself in order to have any cash flow. In this case, you may have paid too much or financed the property wrong. Even if you plan to manage a property yourself, you should always buy in a way that the income covers all costs - including management fees if you decide to pay them. Any other way is too risky.

If you are thinking you'll do your own managing, can you do what is necessary? This is an important question. Do you have what it takes to collect from tenants who are late with their rent? Do you know who to call and how to negotiate for cleaning and maintenance? Of course you can learn whatever you need to know, but if you're not willing to learn, you are better off hiring a manager.

Consider too, whether property management will really be as expensive as you think.Sometimes a good property manager will save you money. A company with experience, for example, may have tenants calling all the time looking for apartments. This means they can fill your units quickly, and without the expense of advertising that you would have had if you were on your own.

When there is a vacancy, a good property management company will (hopefully) have a carpet cleaner and housekeeping crew in there within days to get the unit ready to rent. If they get the place re-rented two weeks faster than you would have, that's two week's extra income. Good property management can pay for itself in time and money savings.

How to Pack For a Cruise - A Different Approach!

There are countless ways that you could pack for your special cruise vacation. One thats favored by men is: Wait until the last minute, throw some things together, and anything you forget you either dont need or you can buy. (I personally subscribe to this thinking!) However, if you truly want a system for getting things together for your cruise, try this idea for how to pack for a cruise.

First of all, break your cruise vacation into parts or activities to make planning your packing easier. An example for a Caribbean cruise may be:

1.Travel to the cruise port.

2.Embarkation day.

3.Morning exercise

4.Afternoon sunbathing and pool

5.Evening dining and entertainment

6.Shore excursions

7.Formal night

8.Disembarkation and travel home

Lets break these down into the items required for packing for your cruise

1.How to pack for your travel to the cruise port

Whether you are driving or flying to the cruise port, there are a few items you should have. First and foremost keep all medications with you as carry-ons. Even if you will not require them until the next day, its important that you have them with you. Remember, Stuff Happens. Luggage has been known to go astray and it could be days before you see it again. With long waits at the airport, you may wish to have some reading materials or other activities to help the time pass. Make sure that you identify what you can and cant carry on to an airplane. No nail files or other sharp objects etc. These can be placed in your checked luggage. Make sure that you have your transfer voucher from the airport to the ship with you as well so you wont be scrambling to find them at the last minute. Also have your cruise tickets readily available. You wouldnt want to have to tear apart your luggage in the cruise terminal to find your tickets.

2.How to pack for Embarkation

Again, all meds should be carried on not in checked luggage. Make sure that you have a change of clothes with you as carry-ons. This may seem strange. Cruise passengers may not receive their luggage until late in the day of embarkation. Your checked luggage is delivered right to your stateroom. With as many as three thousand passengers all having one or two bags, thats a lot of luggage to deliver! ( On one cruise, we went on board around 1:00 and didnt receive the last of our luggage until about 7:00 that evening.) So, if you have left a cold climate to arrive at the airport and then directly to the cruise ship, you may want to put on some lighter clothing when you get on board.

3.How to pack for morning exercise

Only you can suggest what you might like here. Perhaps work-out shoes and clothing, weight lifting gloves, etc. The trick here is to make it light. If you are a walker or jogger, you may wish to have some cool clothing for the track on deck. Some cruise ships have athletic activities like basketball, volleyball and golf. Some consideration for these activities is recommended as well.

4.How to pack for the cruise afternoons on board ship

Sunbathing is one of the main activities in the sun on board cruise ships. Ample deck chairs are available on various decks and around the pools. You will want your bathing suits and cover-ups or other tanning attire. Suntan lotion is a must the last thing you want is a painful sunburn to hamper your fun-in-the-sun cruise! A sun hat is advisable as well. A general requirement for your cruise vacation is a couple of pairs of comfortable shoes. You will do a good deal of walking while on board ship so you wont want to be breaking in any fancy new shoes here! There are some special activities available on some cruise ships ice skating, rock climbing etc. Check out your specific cruise ship to see if there are activities that you would like to plan for. For the most part, cruising attire is casual during the day. That means COMFORTABLE! After all, you are on vacation!

5.How to pack for evening dining and entertainment

Evenings on board ship have an atmosphere of casual elegance. Dress casual should be the attire of choice. The main dining rooms on board most cruise ships exude elegance after dark (or at dusk depending on your seating time). Scrumptious culinary fare will tempt you at every seating so add comfortable to the dress casual. You will be thankful for clothing that is not too tight. (You can work off the calories when you get home!) Many cruise ships offer fantastic evening entertainment. Las Vegas-style shows, Broadway-style skits, karaoke, piano bars, discos, and dancing will all add to your cruise ship experience. And of course the Casinos! Excitement on the high seas! Keep these activities all in mind when planning your packing list.

6.How to pack for shore excursions

Shore excursions are sometimes forgotten about when planning your packing list. This could be tragic. Forgetting the camera and missing the once in a lifetime shot of swimming with the dolphins. What about the binoculars if you are going to be sightseeing from high places or along the coast? Good walking shoes are a must here as well because many shore excursions will include some or a lot of walking. Think shopping. What would you need to be wearing if you are going power-shopping for a few hours? Shore time also means beach time. Many excursions offer snorkeling, sailing, kayaking, para-sailing and many other types of water activities. Make sure you plan for these on your packing list.

7.How to pack for Formal Night

I know guys the dreaded Formal Night! The agony and the ecstasy. Agony for men and ecstasy for women! Formal nights on the cruise ship truly are elegant. Ladies in long flowing gowns and men in their best tuxedos. All right, not all are dressed-to-the-nines like that. However, jackets and ties for men are the norm. Dresses and pantsuits are common for the ladies. Ladies, keep in mind that you are on a moving ship so be careful about high and spike heels. If you choose casual dining on formal nights, there are casual dining alternates for you.

8.How to pack for disembarkation and travel home

Your cruise is over and you have been called to disembark the ship. Some will be ready to leave and get to work for a rest while others will be reluctant to leave. Again, its always wise to keep your medications with you. And dont forget to put all sharp items is checked luggage so there is no hassle at the airport. Short of that, its a matter of throwing everything into the bags and zipping them up.

The key is to have a plan and work through that plan step by step. Seem like a lot of work? Not at all! Planning for your cruise vacation is as exciting and pleasurable (almost) as the cruise itself. If nothing else, planning and packing for a cruise gets you definitely in the mood!

Walking With high heels

Walking in high heels requires a bit of practice and you can excel only when you constantly practice walking in a regular discipline. For starters, this step by step guide will be precisely helpful.

If your are a starter and never used to wear heels, start practicing in small sized heels

Kitten heels are highly recommended for beginners. The reason is that kitten heels give much more comfort when compared with four inch and six inch heels. Secondly, wearing kitten heels, you do not get foot pain and joint pain.

While starting to walk, try to walk without bending your knees, (you can bend a little, while you normally walk), it is important to note that the more you bend your knee, the more awkward your walking posture would be.

Everyday, you should practice walking, by taking short and small steps. It is very appreciable when you walk in different types of surfaces like carpet, floor, wet surfaces and wooden floor.

Wearing those heels, you may now practice to walk in stairs (but be careful). Suppose if you have to go to a party or night club, practice dancing.

Just practice for an hour before you go out, as you may gain confidence while you walk out. Be careful, when you walk outside, say when you go out shopping, walk without stressing your heels, to walk faster, or never attempt to jog wearing those heels.

After you have a good experience in walking with kitten heels , you may now go for the taller ones. Prefer taller four - six inch heels where your work does not have much of standing or walking. Otherwise you have to wear two inch heels. Round-toed heals are a better option.

Whenever you think of buying a heels, buy the correct size heels, as lengthy ones, easily cause foot pain.

Sometimes Service Is Its Own Reward

In the course of doing business for a consulting customer, I started receiving emails addressed to all employees regarding a successful customer service call. One individual was being highly praised for turning an irate customer issue into a satisfactory resolution. Time passed and the volume of "me too" congratulatory accolades continued to pour in regarding this singular incident, with ever increasing sparkle and attention getting "Good Job!" and "You Care!" banners attached to the emails.

After the third round of praise emails about Cappie P., my information systems instincts started to kick in with curiosity over how many more of these messages would be spread to inboxes everywhere, before someone would be alerted to quiet the enthusiasm. I could see this company relies heavily on email communications, so the system cost of circulating highly graphical messages throughout the company would become a load pretty quickly somewhere in the sea of servers. As the praise for Cappie's good call began to wind down to silence, I started feeling a different question haunting me.

To test my instincts, I went to another consultant working for the company and asked, "Does it make you wonder about this company when one good customer service call leads to so much hoopla?'

"Yes it does," replied my consulting compatriot.

If a single good call could stir up such emotion, it made me wonder how much longer the company will have any customers to do business with. I decided to take some action on my own part. I went to the team leader for the project I was working on, and requested that she find out where Cappie P. sits, and buy Ms. P. some stamps with my 50 cent personal donation as a Tuesday morning bonus for making such a great customer service call. The team leader looked at me incredulously and asked me again what the 50 cents was for. I told her that I wanted to do my part as an independent contractor to recognize the accomplishment of Cappie P. with more than just words of praise, and offer a 50 cent stamp reward from my own pocket for doing the kind of work that raised such a level of emotion around the company camp fires. The team leader then smiled and told me to keep my 50 cents, because she did not know where Cappie was located, and she had been deleting all the praise ridden emails.

In this case, my grass roots recognition program did not get past my attempt to launch it, but I went back to my chair with the satisfaction that I had at least tried to provide some tangible recognition for doing a good job in dealing with unhappy people.
